Snaking, hydro jetting, camera inspection, root removal. We clear the real problem, not just the symptom — and we show you what we found.

Repair, replace, or upgrade to tankless. Gas, electric, and heat-pump models. Same-day install on most brands. Permit handled, old unit hauled away, warranty honored.

Repipes
Whole-house copper or PEX. We walk the house first, mark every wall we'll need to open, and give you a fixed price before day one. Drywall patched to match.

Fixture install
Toilets, faucets, disposals, sump pumps, shower valves, bathroom and kitchen remodels. Bring your own fixtures or let us source them. Flat-rate either way.

Gas line service
New installs, line extensions, leak repair, pressure testing. Permit-ready for range, water heater, and outdoor kitchen projects. Certified for natural gas and propane.
Flat-rate jobs.
Prices for the most common calls. All include diagnosis, labor, and standard parts. No travel fees within our service area. Anything beyond the flat-rate scope gets a written quote before we start.
Drain snake (kitchen or bath)
Up to 25 ft, single fixture. Includes diagnosis and clearing.
Toilet reseat
Includes new wax ring, bolts, and leak test. Bowl removal and reset.
Water heater flush
Tank drain, sediment flush, anode rod inspection. Annual maintenance recommended for most tanks.
Garbage disposal install
Up to 3/4 HP unit. Includes removal of old disposal and leak test. Unit extra if replacing.
Faucet replacement
Kitchen or bathroom. Includes supply line check and leak test. Faucet extra.
Sump pump install
New or replacement, up to 1/3 HP. Includes check valve and float test.
Hydro jetting
Main line, up to 100 ft. Camera inspection before and after included. Ideal for recurring clogs.
Gas leak check
Pressure test, line inspection, and appliance check. Report provided for insurance or permits.

No — not for standard jobs. For after-hours emergency calls there's a $75 dispatch fee that's applied as a credit toward the job if you hire us. Standard-hours diagnosis is included in the flat-rate quote.

Inside our core service area, most emergencies are reached within 60 minutes. Standard jobs are typically booked same-day or next-day. If you give us a cross-street when you call, we'll give you a real response window before you book.

Diagnosis, labor, standard parts, and cleanup. If the job turns out to be bigger than the original quote — something hidden behind a wall or an unexpected code issue — we stop and re-quote. You approve the new number before we continue. No mystery charges at the end.

We install and service Rheem, Bradford White, A.O. Smith, Rinnai, Navien, and Noritz as our core lineup. If you have a specific brand preference outside that list, we can usually source it within a day. We honor all manufacturer warranties on units we install.

Yes. For any job that requires a permit — water heaters, gas work, repipes, major fixture moves — we pull it, schedule inspection, and hand you the final sign-off. The permit fee is itemized separately from the quote so you see exactly what you're paying the city.

We stop work and re-quote before we touch anything else. You see the new number, you see what changed, and you decide whether to move forward. If you pass, you owe only the time and labor up to that point — never more than the original quote for the portion completed.
